Once documentation is finalised, construction takes place within our Croydon factory. Site works are undertaken concurrently with module manufacture, significantly reducing the overall program once modules are delivered.
Factory Manufacture
Once feasibility is confirmed, we develop the design and manage planning approvals as required.
Design, coordination and documentation are undertaken with factory construction and installation in mind from the outset.
Design & Approvals
Every project starts with a conversation. We discuss your site, goals, budget and timing, and whether modular is the right approach. Where helpful, this may include a factory visit to better understand the process and product.
Initial Enquiry & Factory Visit
We assess planning controls, site constraints and modular suitability to confirm what’s achievable. This stage provides early clarity around scope, cost and planning pathway before moving into detailed design.
Feasibility
DELIVERY & INSTALL
Completed modules are transported to site and installed using pre-planned cranage and sequencing.
completion & handover
Following installation, final connections, inspections and certification are completed. Projects are delivered through to handover with a clear scope, defined responsibilities and reduced uncertainty around timeframes.

This stage provides the clarity required to move confidently into design and delivery.
At this stage, your project is progressed from initial concept into a coordinated design, shaped around your brief, your site and the agreed pathway.
For pre-designed projects, this involves refining the selected Forma system and confirming key selections and add-ons. For bespoke projects, the design is developed through a series of iterations, allowing the layout, spatial planning and overall outcome to be carefully resolved.
Throughout this stage, design decisions are made alongside considerations of manufacturing, construction and delivery, ensuring the project remains efficient, buildable and aligned with your budget.
Once the design is agreed, the relevant planning application is prepared and lodged for approval.
Factory manufacture allows for:

- Reduced weather delays
- Faster and predictable construction timeframes
- Greater control over build conditions and outcomes
Progress is tracked throughout the build, and clients are invited to visit the factory to view their project as it takes shape.
At the same time, site works are carried out in parallel, allowing for a significantly reduced construction timeframe once the modules are delivered and installed.
Because the building is largely completed off site, installation occurs over a short, defined period — minimising disruption to neighbours, site access requirements and on-site works.

Modular construction is not a one-size-fits-all approach.
Where it provides clear benefits — such as reduced site disruption, improved certainty or greater control over construction — it is prioritised. Where a different approach is more suitable, projects may shift toward conventional construction or a hybrid solution that combines both off-site and on-site methods.
