The main structure is made from structural steel. We can use timber or steel for the wall frames and rafters. They are cladded/ lined with traditional building materials. See our technical data sheet for more information.
Each site will be different depending on gradient and soil type. Generally, you will need SHS steel piers in a concrete footing to a depth specified by the engineer, usually no greater than 1.8m. Footings are usually installed at 1.2m centers on the outer edge only, approx. 12 piers in total. Any plumping, electrical, gas, and water that is required needs to be brought to the site prior to delivery and can be connected to the mini space the following day.

The documentation you’ll need to get the ball rolling includes a site plan showing the existing boundaries of the land on your title. Make sure you’ve got the sewer diagram for your property (search online for ‘sewer diagram online + your area’, eg: Sydney Water).. Check for easements on your property that can’t be built upon due to infrastructure or access requirements, and see that your land isn’t flood-affected or bushfire-zoned (as bushfire rating would make a granny flat much more expensive).
If you’ve got a strata title property, such as a villa or townhouse, you will not be allowed to have a secondary residence on your property.

No, our listed prices are ex-factory. Due to the many different variables involved such as site access, soils classification, delivery distance and local council regulations it is difficult to give an all-inclusive price that will cover every scenario.

In most instances yes, they do, there are a few exceptions though. If you don’t plan on using it as a habitable space and it is less than 20m2 you won’t require a DA. If you have a tiny home on wheels, it won’t require a DA as it is classified as a Caravan. Also, there are other exemptions such as Agritourism that don’t require DA. All these exemptions will require you to carry out your own due diligence to make sure you adhere to the regulations within that exemption.
Currently these do not fall under CDC in NSW. As these fall under the category of a transportable building you will need DA approval. The good news, however, is these are certified under section68 legislation which effectively replaces the Construction Certificate and Occupation Certificate process required for traditional builds, not having these 2 steps helps streamline the process and eliminates allot of the documentation normally required
Bushfire is assessed through the standard DA Bushfire assessment report process to determine the BAL rating and necessary protection and construction requirements. It is then the responsibility of the manufacturer (Keep Mini Spaces) to upgrade the building to the required construction level (e.g. enclosed subfloors).
